Finish

Why Does a Parking Lot in New Orleans Need Line Striping?

A closed lot costs you customers, so the sequence matters as much as the surface. We can supply proof of coverage before we start.

Who it is for

Do Driveways and Parking Lots Need Different Paving?

A driveway and a commercial lot are the same material and a different job. What changes is the sequence, the depth, and what has to be proved before anyone starts.

You Are Not Expected to Know the Trade

Most people repave a driveway once or twice in the time they own a house. We walk you through what the surface needs, what it does not, and what the estimate covers before any work starts.

The Sequence Matters as Much as the Surface

A closed lot costs you customers. We are licensed, bonded, and insured, we can supply proof of coverage before we start, and we finish with line striping so the lot goes straight back into use.

Yards Carry Weight a Lot Never Sees

Access roads and yards take loads a parking lot never sees. We handle installation, repair, and replacement at that scale, and we keep the base work honest, because the base decides how long the surface lasts.

Diagnosis

Why Does Asphalt Fail on the Gulf Coast?

Most of what a property owner notices is stage three, when the repair is largest and costs the most. Caught earlier the fix is smaller, and each stage below names the service that belongs to it.

Stage one

The Surface Dries Out

Heat and sun break down the binder holding the surface together. The asphalt greys, loses its texture, and hairline cracks start to show.

Fix: asphalt sealcoating
Stage two

Water Gets Underneath

Gulf Coast rain runs into those cracks instead of off the surface. Once it reaches the base, the cracks widen and start branching.

Fix: crack filling and patching
Stage three

The Base Gives Way

A saturated base leaves depressions, ruts and potholes. At this point surface patching stops holding, and the repair has to reach the base.

Fix: asphalt repair or replacement
Process

How Does an Asphalt Project Work, Step by Step?

Every project runs the same way, from the first site visit to the last check before we leave. You have the specifications, the materials and the timeline in writing before any work begins.

01

Consultation and Assessment

We meet to talk through your requirements and goals, then our team assesses the site in person to gather what the project actually needs.

02

Planning and Proposal

You get a detailed plan with the recommended services, project specifications, materials, cost estimate and timeline in writing.

03

Execution and Quality Assurance

On approval, our crew begins work using proven techniques, modern equipment and top quality materials, with the finish checked before we leave.

Before you get quotes

How Much Does an Asphalt Driveway Cost in New Orleans?

We do not publish a price per square foot, because two jobs of the same size can land far apart. Five things move the number more than the area does.

01

The Condition of the Base

The base under the asphalt carries the load. If it has softened or washed out, it has to be repaired or rebuilt first. That work is invisible in the finished surface and decisive for how long it lasts.

02

The Thickness the Surface Needs

A residential driveway and a lot that takes delivery trucks need different depths. We set the thickness from what will actually drive on it, not from what makes a quote look smaller.

03

Access for the Equipment

Tight gates, low branches, and narrow side yards change which machines we can bring in. Access decides how much of the job is done by hand, and hand work takes longer.

04

Where the Water Drains

Standing water is what ends most asphalt on the Gulf Coast. If the slope sends water onto the surface instead of off it, the drainage has to be corrected, or the new surface fails the same way the old one did.

05

Repair or Replacement

Patching a pothole and removing a failed surface down to the base are different jobs. We tell you which one the pavement needs, including when the smaller job is not the one that will hold.

Every figure above is set at your property, not on a web page. The estimate is free and comes with the specifications, materials and timeline.

Common questions

What Do People Ask Before Booking Asphalt Work?

How Long Before I Can Drive on New Asphalt?

Keep vehicles off for at least 3 days. Light foot traffic is usually fine sooner, but the surface needs time to harden before it can carry weight without rutting. Curing continues for months after that, so avoid parking in the same spot every day through the first year.

How Often Should Asphalt Be Sealcoated?

Residential driveways are usually sealcoated every 2 to 3 years, and commercial lots every 1 to 2 years because of the traffic and the fluid they take. New asphalt gets its first coat 6 to 12 months after it goes down, once the surface has cured.

Can You Repair My Driveway Instead of Replacing It?

Often yes. If the damage is limited to the surface, patching and crack filling will hold. If the base underneath has failed, a patch sits on a moving foundation and comes apart again. We look at the base before recommending either one.

What Is the Difference Between Sealcoating and Crack Filling?

Crack filling seals openings that already exist, so water stops reaching the base. Sealcoating is a protective layer across the whole surface that slows the sun and rain from breaking down the binder. They do different jobs, and most surfaces need both over time.

Do You Work on Commercial Parking Lots?

Yes. We handle installation, resurfacing, repair, and sealcoating for parking lots, and we finish with line striping so the lot is organized and safe to reopen. We are licensed, bonded, and insured, and we can supply proof of coverage before work starts.

What Areas Do You Serve?

We work across Greater New Orleans, the Northshore, and Baton Rouge, covering Orleans, Jefferson, St. Tammany, St. Charles, St. John the Baptist, Tangipahoa, and East Baton Rouge Parish. That includes Metairie, Kenner, Gretna, Harahan, River Ridge, St. Rose, LaPlace, Slidell, Covington, Mandeville, Madisonville, and Hammond. If your address is not on that list, call and ask.

Are You Licensed and Insured?

Yes. We are fully licensed, bonded, and insured. For commercial work anywhere in our service area, from Orleans and Jefferson Parish to St. Tammany and East Baton Rouge Parish, we can supply proof of coverage before the crew arrives, which is usually what a property manager or a landlord needs on file before scheduling.

How Much Does Asphalt Paving Cost?

There is no honest flat rate. The base condition, the thickness the surface needs, site access, and drainage move the price more than the square footage does. We give you a free written estimate with the specifications, materials, and timeline set out before you decide.
